H&S help

I currently work in a private school which was built in 1700s. We have stairs to the middle of the building and one external stair well exit one end and just a set of fold down ladders under the sink for one end. I am at cross ways of the whole h&s issues with it all. Where do I stand seeing as all first floor windows should have window restrictors on? Should there be a diamond hammer by the window? Or do window restrictors only for use for rooms that the kids use? If someone can help me this would be a great help. Thank you

Should all windows have the restrictors on and just supply a diamond hammer to the one where the ladder under the sink for window exit is ? Or does there need to be a restrictor on it even if it just a window in the staffs little kitchen?

Ladder under the sink? You should have fixed external exits at both ends if they are dead ends.

All windows above the ground floor should have restrictions on, even if the students do no use the room. An hammer is no good because it could go missing and anyone going through the window will get cut to pieces...

You need the person that does your annual Fire Risk Assessment to give you advice and that's not you or anybody else on the school. You need the LA or an independent outside body to do it.

It's looking that way. We have one external stair case to one end. It is a crazy set up. Thanks for the info. The way forward is to get someone in which I should arrange soon.

Yes, you need to do this to cover yourself. Once you have the information, all you need to do is pass it on to your HT it's their problem then. Always do this by email for all your concerns, then you have a copy with the time and date on them when sent.

When a fire risk assessment was carried out on the school boarding house that i used to work at. The ex fireman who was assessing the building said restrictors are fine on windows at any level because a window is not an emergency exit.
The school needs to have a suitable fire action plan in place that doesn't involve getting out of windows.
